Abstract

The aim of this work is to analyse the economic dynamism and the population features of the different neighbourhoods of the city of Valencia, after the adjustment period that follows to the past real state boom. The conducted study compares the demographic and socioeconomic features of the population of the different neighbourhoods as well as the economic dynamism, before the outbreak of the real state bubble in 2007 and during adjustment period ended in 2016. Between other aspects, we will try to establish if inequality levels of the population of the different neighbourhoods of Valencia increase or don’t. For making the study, the factorial analysis technique is employed in order to determine, between each selected variables, those are relevant for features to value (demographic, socioeconomic level of population and economic dynamism). The study’s results are useful for elaborating housing prices models as well. One of the external features that can influence on housing price is the socioeconomic level of the population of the neighbourhood. The conducted analysis allows to progress in the production of an indicator of the socioeconomic level for applying it in the making of an estimation of housing prices model in the city of Valencia. Data used has been extracted from the Statistic Office of the Valencia City Hall as well as real state websites.
